A Cuttack-based realtor has been fined ₹50 lakh by the Odisha Real Estate Regulatory Authority (ORERA) for violating the Odisha Real Estate (Regulation and Development) Act, 2016. The realtor advertised and sold properties without obtaining necessary approvals from the Cuttack Development Authority (CDA) and ORERA. The violations included developing a plotted scheme and a housing project in Barang area without RERA registration. ORERA’s enforcement officer discovered that the realtor was developing 100 duplexes and selling 253 plots worth ₹202.51 crore without proper authorization. The realtor’s defense that they were in the process of obtaining approvals was rejected by ORERA. The authority directed the realtor to pay the fine and obtain the registration certificate within two months. This case highlights the importance of regulatory compliance in the real estate sector and ORERA’s commitment to enforcing the law to protect homebuyers’ interests.
